			<content:encoded><![CDATA[<p>A flat pattern in home sales activity should continue for the next couple months before improving over the summer, according to the latest forecast by the National Association of Realtors. Lawrence Yun, NAR chief economist, said the extent of an expected recovery hinges on better access to affordable loans. &#8220;Things are beginning to improve, but the availability of affordable mortgages is uneven around the country and sometimes within metropolitan areas,&#8221; he said. &#8220;As anticipated, we continue to look for a soft first half of the year, for both housing and the economy, before notable improvements in the second half. </p>
<p>Some time is needed for FHA and new conforming jumbo loans to become widely available.&#8221; The Pending Home Sales Index, a forward-looking indicator based on contracts signed in March, edged down 1 percent to 83 from a downwardly revised level of 83.8 in February and was 20.1 percent lower than the March 2007 index of 103.9. NAR President Richard F. Gaylord, a broker with RE/MAX Real Estate Specialists in Long Beach, Calif., said additional costs in many markets are hindering a recovery. &#8220;Our members are telling us that more buyers are looking at homes but are slow in signing contracts, and that&#8217;s contributing to the weakness in pending home sales,&#8221; he said. &#8220;In many cases buyers are waiting for greater access to affordable credit, especially in higher cost areas, but some are disappointed with what appears to be unnecessarily restrictive lending requirements. The good news this week is there is some discussion toward relaxing some of the burdensome lending practices.&#8221; </p>
<p>The PHSI in the Northeast jumped 12.5 percent in March to 80.8 but remains 15.4 percent below a year ago. In the South, the index slipped 0.1 percent to 84.9 and is 26.7 percent lower than March 2007. The index in the West declined 1.4 percent in March to 91.2 and is 9.5 percent below a year ago. In the Midwest, the index fell 10.4 percent in March to 74.1 and is 22.3 percent below March 2007. Existing-home sales are projected to rise from an annual pace of 4.95 million in the first quarter to 5.82 million in the fourth quarter. For all of 2008, existing-home sales are likely to total 5.39 million, and then rise 6.1 percent to 5.72 million next year. &#8220;Although more than half of local markets are expected to see price growth this year, the aggregate existing-home price will decline 2.4 percent in 2008, driven by a relatively few markets that are very oversupplied,&#8221; Yun said. The median price is forecast at $213,700 this year before rising 4.1 percent to $222,600 in 2009. Some areas already are seeing sales increases, underscoring that all real estate is local. </p>
<p>In March, unpublished snapshot data shows sales in Bakersfield, Calif., and Jackson, Miss., were higher than a year ago. At the same time, price gains were noted in markets such as Buffalo-Niagara Falls and Cedar Rapids, Iowa. On May 13, NAR will report first-quarter data on metropolitan area home prices, covering about 150 metro areas, and state home sales. &#8220;Although some market adjustments are necessary, a downward overshooting of the housing market would cause unnecessary loss in economic output, income and jobs,&#8221; Yun said. &#8220;It is critical to stimulate housing demand by inducing fence sitters back into the market. A home buyer tax credit on any home purchase would accomplish that.&#8221; New-home sales are expected to fall 30.9 percent to 536,000 this year before rising 10.1 percent to 590,000 in 2009. Housing starts, including multifamily units, will probably drop 29.5 percent to 955,000 in 2008, and then rise 1.3 percent to 967,000 next year. The median new-home price is estimated to fall 3.7 percent to $238,000 this year, and then rise 5.4 percent in 2009 to $250,900. The 30-year fixed-rate mortgage is likely to rise gradually to 6.2 percent by the end of the year, and then average 6.3 percent in 2009. NAR&#8217;s housing affordability index is expected to rise 10 percentage points to 127 for all of 2008. Growth in the U.S. gross domestic product should be 1.5 percent this year and 2.3 percent in 2009. </p>
<p>The unemployment rate is projected to average 5.3 percent in 2008 and 5.5 percent next year. Inflation, as measured by the Consumer Price Index, is seen at 3.4 percent this year and 2.2 percent in 2009. Inflation-adjusted disposable personal income is forecast to grow 1.2 percent in 2008 and 3.0 percent next year.</p>

			<content:encoded><![CDATA[<p>Have you noticed that the newest luxury area in a home is the bathroom? In new homes, baths are often huge, having both full showers and jet tubs. My decorating partner, Matt Fox, and I have found that these glamour baths are a breeze to decorate. Oh, we might need to pick a wall color and add towels and other necessities, but little else needs to be done. The same can&#8217;t be said for older bathrooms. If you live in an older home, I&#8217;m sure you know what I mean. The color of the tile tends to dictate the decor. Since yellow, pink, aqua and green were big colors in the &#8217;50s and &#8217;60s, you may find it difficult to locate coordinating linens for your bath. Don&#8217;t despair. In just a few hours you can create an original shower. A standard shower curtain measures 72-by-72 inches. Since most home decorating fabrics measure 54 inches wide, you will need to buy two lengths of fabric. To allow for seams, add 16 inches to the length. The new length is now 88 inches. Now, determine the pattern repeat. All patterned fabrics have a repeated pattern down their lengths. This pattern repeat is measured from a point in one pattern to the same point in the next pattern. Most patterns have a horizontal match, meaning that all cut lengths have to start at the same point in the pattern so that the seams will match when they are joined. To determine the pattern repeat, lay the fabric, right side up, onto your work surface. Mark the top of the first complete pattern in your fabric piece with a pin. Next, measure 88 inches from the top of the pattern. Beginning at the selvage, mark a straight line across the width of the fabric. Cut on this line. Pin a safety pin at the top of each length. Repeat this process for the second length. To stitch the pieces together, place one cut length, right side up, on your work surface. Cut a second cut length down the middle, creating two pieces measuring 27 inches by the total length. Place one piece, wrong side up, on top of the first whole piece, adjusting the position until the pattern matches at the selvage edge. Pin in place. Repeat this process with the second half of the fabric, matching it to the opposite selvage. Fold back the seam allowance to check the pattern match as you continue to pin the widths together. Machine stitch, using the seam allowance as your guide. Make sure the bottom edge is straight across on all widths. Trim if necessary. Finally, measure the cut length from the bottom edge and trim off any extra fabric. Next, make the top and bottom hems. To create a 4-inch double thick hem, turn up 8 inches on both the upper and lower edge of the curtain. Press the fold and then tuck in the cut edge of the fabric into the fold. Pin and stitch into place. To hem the sides of your shower curtain, turn up 4 inches along both sides of the panel. Using the same process, press the fold and then tuck in the cut edge of the fabric into the fold. Pin and stitch into place. The next step is to make 12 one-inch buttonholes in the upper edge of the panel. Buttonholes should be placed an inch from the upper edge. The first and last buttonhole should be 3 inches from each side edge of the curtain. The other 10 buttonholes should be placed 6 inches apart. Carefully cut open each buttonhole using a sharp scissors or seam ripper. To hang your shower curtain, use 12 decorative rings, or you might consider ties made out of coordinating satin ribbon. I&#8217;m sure you&#8217;ll find your pretty new shower curtain really dresses up your old bathroom. With just a little effort, you can change drab into beautiful.</p>

<td><span style="font-size: small;"> Furnishing and decorating a  new home can be challenging and expensive. Before you give in to the  temptation to max out your credit card by buying everything at once,  consider these creative, money-saving tips from The Knot and other  sources.</span></p>
<p><span style="font-size: small;">1.<strong> Be a bookworm.</strong> Visit your local library or a bookstore that encourages browsing. Arm  yourself with a stack of decorating books and look through them for  ideas on color and placement.</span></p>
<p><span style="font-size: small;">2. <strong>Hunt  for treasure.</strong> You can find large furniture, kitchen units,  collectibles and other items at bargain-basement prices at flea markets,  garage sales, antique shops and thrift stores. For the very best deals,  visit flea markets and garage sales late in the day.</span></p>
<p><span style="font-size: small;">3. <strong>Visit your folks. </strong>Your parents, grandparents or  other relatives may have all sorts of old furniture they&#8217;d love to  offload on you. Some items may be truly dreadful, but others may be  retro cool or have serious potential for a second life.</span></p>
<p><span style="font-size: small;">4.<strong> Organize a yard sale.</strong> After you choose the  furnishings you want to keep, offer to arrange a garage sale for your  relatives. They may be so grateful that they&#8217;ll let you keep whatever  money you make from the sale. Use the proceeds to buy a big-ticket item  such as a dining-room table or a washing machine.</span></p>
<p><span style="font-size: small;">5. <strong>Start out with transitional pieces.</strong> Buy an  inexpensive futon and use it as your living-room sofa until you can  afford to buy a real couch. When that glorious day arrives, move the  futon to a guest room or office.</span></p>
<p><span style="font-size: small;">6. <strong>Treat  ailing windows.</strong> A curtain rod and a few yards of inexpensive fabric  can result in a simple, elegant window treatment to offset those bland  horizontal blinds.</span></p>
<p><span style="font-size: small;">7. <strong>Remember good old  paint.</strong> A fresh coat of paint can brighten up even the dreariest  room. To save as much money as possible, do the job yourself.</span></p>
<p><span style="font-size: small;">Consider choosing a color other than white in at  least some rooms to jazz them up. Educate yourself about nifty painting  techniques such as sponging, ragging, combing and crackling.</span></p>
<p><span style="font-size: small;">8. <strong>Trade labor for a break in rent.</strong> Try to strike a  deal with your landlord for a decrease in rent if you paint the walls,  refinish the floors or install additional electrical outlets.</span></p>
<p><span style="font-size: small;">9. <strong>Spruce up those walls.</strong> Consider these  low-cost sources of wall art: old maps; pages from botanical books; old  art prints from specialty or antique stores and prints sold in museum  gift shops. Such prints can look spendy once they&#8217;re framed, even though  they may cost less than $5 apiece.</span></p>
<p><span style="font-size: small;">10. <strong>Slip  on some slipcovers. </strong>If you have a comfortable couch with damaged or  unattractive upholstery, slipcovers cost a whole lot less than  reupholstering. If you can sew, make them yourself. Otherwise, buy  ready-made slipcovers or find a tailor or seamstress to do the job.</span></p>

			<content:encoded><![CDATA[<p><strong>Meybohm Realtors</strong> ranked 93rd among more than 80,000 real estate brokerage firms for number of homes sold in 2007. The list of the top 100 real estate companies is in the latest issue of Realtor Magazine, which is published by the National Association of Realtors.</p>
<p>&#8220;It is a real tribute to our real estate agents and to the Augusta and North Augusta and Aiken markets. Most companies that receive the top 100 ranking are from major metropolitan areas,&#8221; company President E.G. Meybohm said in a statement.</p>
<p>Meybohm recorded 4,588 &#8220;transaction sides&#8221; last year, according to the magazine.</p>
<p>Every real estate transaction has two sides: the buyer and the seller. If the brokerage represents both sides, it gets credit for two transaction sides. If the brokerage lists only the house or found a buyer for another company&#8217;s listing, it gets one transaction side.</p>
<p>Meybohm has 275 agents in eight area offices.</p>
<p>The national average among the top 100 companies was 7.3 transaction sides per agent. <strong>Meybohm</strong> associates averaged more than 17 transaction sides per agent. It placed fourth in the country for agent productivity.</p>
<p>&#8220;Even though our company is considered large for this area, this ranking shows it is one of the most productive in the nation,&#8221; said Bill Boatman, Meybohm executive vice president.</p>
<p>Though Meybohm had sales volume of $827.7 million in 2007, that wasn&#8217;t enough to crack the top 100 list for that category. No. 100 on the Realtor Magazine sales volume list was a Re/Max agency in Brentwood, Tenn., that had a volume of $1.09 billion.</p>
<p>Tops in the nation was the 930-office NRT LLC in Parsippany, N.J., which had 326,323 transaction sides in 2007 and a sales volume of $174 billion.</p>
